Access to Supply: Ratio - Housing

ACCESS TO SUPPLY RATIOS - HOUSING

We laughed of one salary - wage based on a single person

1-2 bedroom units

For 3+ bedrooms we add a second person which may experience burden of child expenses

A maximum 30% ratio for rent, fractional 360 & or full ownership

After tax incomes of $65,000 annually on 35 hour weeks 52 weeks with holidays then it's a ceiling of $1695.00 per month

Now to increase then your income average not fluctuating or savings has to be steadily level & increased as a single person. Two people it is expected a 30% maximum increase at $2203.50

Roughly $7350 combined in ome after tax monthly required from a couple or roommates to meet $2203.50 monthly

Access to supply as a tool has to adjust tier 3 middle class rates inclusive after all expenses to this monthly

Subsidy options are very differently set up or arranged reflecting different efforts to achieve equivalence

NEW YORK CITY. NEW YORK

The average salary in New York City is approximately $90,000 annually, while the city's median individual salary generally sits between $65,000 and $74,000. Gross average household incomes range significantly higher, averaging under $127,000

Due to the city's elevated cost of living and progressive state and local taxes, the purchasing power of these salaries is lower than in other parts of the United States. For instance, a livable wage for a single adult to live independently requires an estimated salary of around $60,000 to $70,000.

Compensation varies widely depending on several factors:

Industry: Finance, technology, and healthcare professions tend to offer higher salaries, often pushing well over $100,000. Service and retail industry earnings typically average between $30,000 and $40,000.

Borough: Earning averages are heavily influenced by location. For example, Manhattan residents command a significantly higher median household income of roughly $106,000, compared to the Bronx's median of $46,000.

Age & Experience: Earnings peak during mid-career; workers aged 25 to 44 earn a median annual income of roughly $99,495, whereas those under 25 average $57,855.

INDIVIDUAL UNIT OWNERSHIP

Private financiers can sell a percentage of unit to those with no equity then they can develop & resell units if over-supply exists

This is a form of cycled access to supply

Percentage goes to financiers or owners & percentage using a fractional 360 equation even if it's one owner

Utilities & maintenance covered with security & taxation integrated yet a great way to offset empty over supply with no buyers

Terms of sale. Fractional with potential for approved others or none & option for financiers to relocate to a connected option for with resources to build incomes to pay down & take full ownership
