1. Personal Affordability & Lender Qualification Ratios

When an individual applies for a mortgage or tries to secure a rental property, financial institutions and landlords use specific income ratios to assess risk:

Mortgage Qualification (GDS & TDS): Financial institutions track your Gross Debt Service (GDS) ratio. Your total monthly housing costs (mortgage principal, interest, property taxes, and heating) should strictly be 39% or less of your gross household income. Your Total Debt Service (TDS) ratio—which includes all other debts like credit cards and car loans—cannot exceed 44%. 

The 30% Rent Rule: For rental housing, landlords traditionally apply a 30% rent-to-income guideline. This implies that a tenant's gross monthly income should ideally be at least three times the monthly rent. 

2. Market-Wide Affordability Index (Income-to-Housing Ratios)

Mortgage Payment as a Percentage of Income (MPPI): Measures the share of median household income required to cover the monthly mortgage payments on a median-priced home. Nationally, this ratio sits at roughly 51.1%, but varies widely—requiring over 70% of income in highly constrained metropolitan markets like Toronto and Vancouver. 

CMHC Housing Affordability Composite Index: This specific framework evaluates the relationship between housing supply shortages, rental costs, and mortgage pressures across various cities. It is designed to evaluate both renting and owning markets collectively.

3. The Price-to-Rent Ratio (Buy vs. Rent Assessment)
